Buying

How to buy property in Grenada

The process from first viewing to keys — including the Alien Landholding Licence, deposits, attorneys and how long each step takes.

Short answer

you agree a price through the agent, sign a sale agreement and pay a deposit (usually 10%) through your attorney, and — if you are not a Grenadian citizen — your attorney applies for an Alien Landholding Licence. Once the licence is granted and title is checked, you pay the balance, the deed is registered and you get the keys. Allow three to six months.

Step 1 — Decide what you are buying it for

Holiday home, permanent move, rental income, land to build, or a mix? The answer changes where we look. A rental investment belongs near SGU or Grand Anse; a retirement home might be happier in Westerhall or the north; a build-your-own project starts with a serviced lot on the south coast. Tell us honestly and we will tell you honestly.

Step 2 — Shortlist and view (from anywhere)

Most of our buyers start from overseas. We send photo and video walk-throughs, talk you through the neighbourhood, and arrange viewings when you visit — or with a friend or relative on the island if you cannot. Our location guides are the fastest way to get your bearings.

Step 3 — Make an offer

Offers go through us to the seller. Prices in Grenada are negotiable but not wildly so; well-priced property sells close to asking. When terms are agreed both sides instruct attorneys — you should have your own Grenadian attorney, and we can introduce several.

Step 4 — Sale agreement and deposit

Your attorney prepares or reviews the sale and purchase agreement. On signing you pay a deposit — typically 10% — into your attorney’s escrow account. For non-nationals the agreement is conditional on the Alien Landholding Licence being granted.

Step 5 — Alien Landholding Licence (non-nationals)

Your attorney files the application with supporting documents: passport, police certificate from your home country, bank reference, and details of the property. Approval commonly takes a few months. It is property-specific, so it is applied for after you have chosen what to buy. Read the licence guide for detail.

Step 6 — Title search and completion

Meanwhile your attorney checks title, the survey plan and any encumbrances. When the licence is in hand you pay the balance, government duties are paid, the deed is executed and registered, and the keys are yours. Your attorney can complete under a power of attorney if you are abroad.

What it costs and how long it takes

Plan for three to six months when a licence is involved, and for the licence fee, stamp duty and your attorney’s fees on top of the price; the seller pays transfer tax. The cost guide has the detail and a planning table.
