FAQ

Grenada property questions, answered

The things buyers, sellers, students and investors ask us most. Short answers here; the long versions are in the guides.

Can a foreigner buy property in Grenada?

Yes. Non-nationals buy freehold property in Grenada every year. Anyone who is not a Grenadian citizen generally needs an Alien Landholding Licence, which your attorney applies for after you sign the sale agreement. It is a routine approval — the buying guide walks through it.

How long does buying take?

Once a price is agreed, a straightforward cash purchase typically completes in three to six months. Most of that time is the Alien Landholding Licence for overseas buyers and the attorney’s title search. Grenadian buyers can be faster.

What are the costs on top of the price?

Budget for the Alien Landholding Licence fee (a percentage of the price for non-nationals), stamp duty and your attorney’s fees. The seller pays property transfer tax. Percentages are set by government and change, so we give you a written estimate for the specific property. See the cost guide.

Are your prices in US or EC dollars?

Grenada uses the Eastern Caribbean dollar, fixed at EC$2.70 to US$1. Use the US$ / EC$ switch on any listing to see both. Where a seller has priced in one currency specifically, the listing description says so.

Does buying property get me Grenadian citizenship?

Not automatically. Grenada’s Citizenship by Investment programme has a real-estate route, but only investments in government-approved projects qualify, and applications go through a licensed agent. We show you approved-project property and introduce you to a licensed agent — see the CBI guide.

I live abroad — can you sell my Grenada property for me?

Yes, and it is a large part of what we do. We photograph and market the property, handle viewings, keep you updated on WhatsApp and email, and coordinate with your attorney through completion. Several of our testimonials are from owners in the UK and US who sold without flying in.

Do you handle rentals and student housing?

Yes. We let long-term rentals across the south of the island and specialise in housing near St. George’s University for students, faculty and visiting families. Landlords: we market to the SGU cycle (August and January intakes).

What does it cost to sell with you?

Our commission is agreed with you in writing before we list — no surprises. Request a free valuation and we will explain the full picture, including the seller’s transfer tax.

Can I buy land and build later?

Absolutely — many overseas clients buy a serviced lot first and build over a few years. You will want a current survey plan, confirmed road access and utilities, and planning approval before construction. Our land guide covers what to check.

Where is your office?

Yacht View Drive, Belmont, St. George’s — ten minutes from Grand Anse. Most clients simply WhatsApp +1 (473) 405-1765 and we meet at the property.

Which areas do you cover?

All of Grenada plus Carriacou. Most of our inventory is in St. George (Lance aux Epines, Grand Anse, True Blue, Egmont, Fort Jeudy, Calivigny, Belmont), St. David (Westerhall, La Sagesse) and St. Patrick (Levera, Bathway), with family homes and land in St. Andrew.

How do I get started?
