Best areas to invest in Grenada

Where rental demand, capital growth and buildable land actually are — area by area.

Short answer

for rental income, Lance aux Epines, Grand Anse/Frequente and True Blue; for villas and capital growth, the south-coast peninsulas (Egmont, Fort Jeudy, Calivigny); for land value, Westerhall/St. David and the north. Match the area to the strategy, not the other way round.

For steady rental income

Lance aux Epines (executive and faculty tenants), Grand Anse and Frequente (students, professionals, holiday lets) and True Blue and Calliste (students). Multi-unit buildings here are the closest thing Grenada has to a bond.

For villas and lifestyle-plus-yield

Egmont, Fort Jeudy and Calivigny: ocean views, marinas, gated estates and branded developments like The Point at Petite Calivigny. Rent well in season, live in well the rest of the year.

For land and long-term growth

Serviced lots in Calivigny Point Estates and Egmont Development; larger and beachfront parcels in Westerhall and St. David; and the best entry prices on the island in Levera and Bathway.

For commercial

St. George’s town and the Grand Anse corridor. Supply is thin and deals often happen off-market — tell us what you need.

A note on new developments

Approved resort developments suit CBI buyers and hands-off owners; independent villas and lots suit those who want control and lower carrying costs. We show both without bias — our fee is the same.
