true beachfront is rare in Grenada and priced accordingly — Grand Anse and Morne Rouge (BBC) lots are the island’s trophy assets, while the Atlantic bays of St. David and the north offer beachfront land at a fraction of the price. Most “beach” property is a short walk from the sand; make sure you know which you are buying.
Where beachfront exists
- Grand Anse & Morne Rouge (BBC) — the premium; occasional development lots, rarely houses.
- St. David — La Sagesse, Requin Bay, Galby, Bacolet: large parcels, some beachfront, dramatic and undeveloped.
- The north — Bathway and Levera: near-beach lots and houses at the island’s lowest prices.
- Carriacou — Paradise Beach area and bays around the island.
Beachfront vs beach-view vs near-beach
Beachfront touches the sand; beach-view sees it; near-beach walks to it. Prices step down sharply between them, and for many owners near-beach with a view is the smarter buy — quieter, cooler, less salt, easier insurance.
Rules and realities
- A coastal reserve strip along the high-water mark may limit where you can build — your surveyor will mark it.
- Beaches in Grenada are public; plan for that.
- Ask about erosion, surge history and drainage.
- Salt and sand are hard on buildings — specify finishes accordingly.
