Grenada’s waterfront comes in four flavours — sheltered south-coast bays with marinas (Lance aux Epines to Calivigny), the Grand Anse beach corridor, the gated peninsula of Westerhall Point, and the wilder Atlantic coast of St. David, St. Andrew and St. Patrick. Sheltered water costs most and suits boats; the east and north give space, breeze and value.
Sheltered bays and marinas
Prickly Bay, True Blue Bay, Clarkes Court Bay and Woburn Bay. Calm water, dinghy docks, restaurants at the marinas, yachts in season. Waterfront homes and lots here are the island’s most sought after — see Egmont, Fort Jeudy & Calivigny.
The beach corridor
Grand Anse and Morne Rouge. Genuine beachfront land is almost never for sale; when it is, it commands a premium. Most “beach” living here is a short walk from the sand.
Westerhall Point

The Atlantic coast
La Sagesse, Requin, Galby and Bacolet in St. David; Bathway and Levera in the north. Bigger parcels, cooler breezes, dramatic views and far lower prices. Surf and swell mean you swim in the reef pools and bays, not off your own rocks.
Before you buy on the water
- Check the coastal reserve strip along the shoreline and where your buildable area starts
- Ask about erosion, storm surge history and drainage
- Understand any marina, estate or mooring arrangements
- Salt air is hard on finishes — budget for maintenance
