Grenada’s apartment market is concentrated in the south-west — Grand Anse, Frequente, Lance aux Epines and True Blue — and is driven by St. George’s University and professional tenants. You can buy a single condominium unit, or, more commonly here, a whole small building of four to ten units bought for income.
What is on the market
Condominium units in a handful of developments around Grand Anse and Lance aux Epines; small owner-built apartment buildings (typically 4–10 units) in Frequente, Lance aux Epines, Belmont and Calliste; and occasionally larger investment blocks or renovation projects such as Oceancrest on Old Farm Road.
Single unit or whole building?
A single condo is simplest and shares maintenance through fees. A whole building gives you control, scale and better yield but makes you a landlord to several tenants — most owners hire a manager. Ask about the building’s tenant history, water storage and generator: those decide occupancy near SGU.
The rental math
One- and two-bedroom furnished units let by the semester or year to students and professionals. Ask us for real rent rolls from comparable buildings; we will not quote a brochure number. See vacation vs long-term and the SGU housing guide.
